Basement Waterproofing Options
Exterior drainage corrections
Regrading soil away from the house, extending downspouts and repairing gutters. These are often the first and most cost-effective steps.
Crack injection
Epoxy or polyurethane injected into poured concrete wall cracks to stop leaks. It is effective for isolated cracks in poured walls.
Interior drain and sump system
A drain channel installed along the inside footing that collects water and routes it to a sump pump. It relieves pressure without excavating.
Exterior waterproofing
Excavating around the foundation to apply a membrane and install footing drains. It is the most invasive option, used when interior solutions are not enough.

Why does my basement leak only in spring?
In Northwest Ohio, spring brings heavy rain and snowmelt that saturate the clay soils around your foundation. Clay drains slowly, so water pressure builds against walls and the joint where the wall meets the floor. That pressure pushes water through cracks and porous block. Drainage improvements usually resolve seasonal leaks.
Do I need a sump pump?
If water collects under your slab or along the footing, a sump pump removes it before it enters the basement. Many homes in the Toledo area already have one. We recommend a battery backup, since severe storms often cause power outages at exactly the time the pump is needed most.
Is interior or exterior waterproofing better?
Both have their place. Interior drainage systems are less disruptive and very effective at managing water that reaches the foundation. Exterior waterproofing stops water at the outside of the wall but requires excavation. We recommend the approach that fits your foundation, lot and budget after inspecting.
Should I waterproof before finishing my basement?
Yes. Finishing a basement that has any history of water entry risks ruining drywall, flooring and insulation. We strongly recommend resolving water issues first. Once the basement is dry, finishing can proceed with materials designed to tolerate below-grade conditions, such as moisture-resistant insulation and flooring.
