Are all foundation cracks a serious problem?
No. Thin vertical cracks in poured concrete are often shrinkage cracks that are mainly a water concern. Horizontal cracks, stair-step cracks in block, widening cracks and walls that bow inward are more serious. We explain which category your cracks fall into and whether they need repair or monitoring.
Why are foundation problems so common around Toledo?
Much of Toledo and the surrounding area was built on the clay soils of the former Great Black Swamp. Clay expands when wet and shrinks when dry, and water tables are high. Combined with freeze-thaw cycles, that puts steady pressure on basement walls, especially older block foundations.
Do I need a structural engineer?
For horizontal cracks, significant bowing, active settlement or when you are buying or selling a home, an engineer's evaluation is often wise and sometimes required for permits. We coordinate with licensed structural engineers and follow their repair specifications, so the fix is designed for your actual soil and wall conditions.
Will fixing the foundation stop my basement from leaking?
Structural repairs and waterproofing are related but different. Sealing a crack can stop water at that spot, but seepage through the floor joint or wall pores may need interior drainage, a sump system or exterior grading changes. We look at both issues so you aren't surprised later.
